MALKERNS– More than E5 billion is expected to be invested in developments across Eswatini over the next three years, with thousands of jobs set to be created as African Alliance expands its footprint from urban centres into rural areas.

African Alliance Partner and Director S’thofeni Ginindza said the investment would form part of a broader development drive aimed at spreading economic opportunities beyond the country’s major urban centres.

Ginindza was speaking during a press briefing on the ongoing Malkerns Parkview, Manzini Arch and Nhlangano Town developments at Malkerns Square.

He said the company’s developments were not simply about putting up buildings, shopping centres and residential properties, but were intended to stimulate employment and economic activity in communities where they are located.

“If you look at the development we have in Malkerns, we thought we’ll do E750 million. We are slightly above a billion Emalangeni,” Ginindza said.

He added that, based on the projects already in the pipeline, the value of African Alliance developments could reach approximately E5 billion within the next three years.

The scale of the investment, he said, would translate directly into employment opportunities, with the company already having created about 2000 jobs through the developments.

Ginindza said the employment figure should also be viewed beyond the number of people directly employed on construction sites, as developments create opportunities across a wide range of professional and support services.

“When you employ an engineer, you have employed six others,” he said, illustrating the multiplier effect that major developments can have on the wider economy.

The Malkerns development has emerged as a major investment project, with more than E1 billion now committed to the development, significantly exceeding the initial E750 million projection.

The project is anchored by the transformation of Malkerns Square into a broader mixed-use destination.

Parkview, the next phase of the development, is scheduled to open on September 3, 2026, bringing an expanded retail offering to the Malkerns community.

The development is expected to combine shopping, dining, residential and everyday convenience facilities, further positioning Malkerns as an emerging commercial hub.

The opening of Parkview is also expected to create additional employment opportunities as businesses begin operating from the new development.

Ginindza said African Alliance was looking beyond Malkerns and Manzini, with Nhlangano now forming part of the company’s expansion strategy.

The company is putting up a development next to the Nhlangano bus rank, which Ginindza said was part of an effort to ensure that development and investment reach different parts of the country.

“In Nhlangano, next to the bus rank, we are putting up a development,” he said.

He linked the expansion to the broader concept of regional integration, arguing that economic growth should not be concentrated only in major towns.

“We are talking about regional integration. We need to develop ourselves across urban and rural,” Ginindza said.

The Nhlangano development therefore represents more than another commercial project, with the investment expected to inject economic activity into the Shiselweni region and provide employment opportunities closer to where people live.

Ginindza said the company’s ambition was to create jobs not only in the country’s established economic centres, but also in rural communities.

He said upcoming projects would contribute to an increase in employment, particularly as new developments move from planning and construction into operation.
“We are hoping that within a month… that on its own, employment will spike,” he said.
He said the company wanted to ensure that the employment opportunities generated by its investment were spread across different areas of the country.
