PIGG’S PEAK – Residents of Ward 2 in Mangwaneni have been engaged on the ongoing process of transforming informal settlements into formal, serviced residential areas, as Pigg’s Peak Town Council continues efforts to promote orderly urban development.
The engagement, held at the Mangwaneni Social Centre, was facilitated by the Pigg’s Peak Town Council through its Housing and Urban Development Department. The meeting provided residents with an opportunity to receive information on the land allocation process, while also raising questions and concerns about the formalisation of their residential areas.
One of the key issues discussed was the financial commitment required from successful beneficiaries. Residents were informed that a certain percentage commitment fee or deposit will be payable within three months after the purchase price of the allocated plot has been communicated.
The process will also involve the signing of a leasehold agreement, under which beneficiaries will be expected to settle the purchase price of their plots within a period of five years.
Council further explained that rates payments will commence after the three-month commitment period. The leasehold rights may also be transferred, provided that the applicable requirements and procedures are followed.
The formalisation of informal settlements is an important component of urban development as it can improve security of tenure and create opportunities for the provision of planned services and infrastructure. It also helps local authorities manage residential development in a more structured manner.
For residents, the engagement provided clarity on their responsibilities as prospective land beneficiaries, particularly regarding payments, leasehold conditions and compliance with Council requirements.
The Council encouraged continued cooperation between residents and local authorities, noting that community participation is essential in ensuring that development programmes address the needs and concerns of the people they are intended to serve.
The Ward 2 meeting forms part of broader efforts by Pigg’s Peak Town Council to engage communities as it works towards more organised and sustainable residential development within the town.
