MBABANE – Swaziland Property Investments Limited (Swaprop) has completed its conversion into a Real Estate Investment Trust (REIT), following the implementation of approved corporate action transactions on August 10, 2026.
The company, which is listed on the Eswatini Stock Exchange (ESE) under ticker SWP, said shareholders recorded as at the close of business on August 7, 2026, the record date, are required to urgently engage its share transfer secretaries to update their records.
According to a notice issued to shareholders on August 13, 2026, shareholders are required to arrange for the electronic issuance of post-transaction share certificates and update their banking details and contact information to facilitate swift annual dividend payments in line with ESE Listing Rules.
The company warned that shareholders will only be able to trade their shares once they have been issued with the post-transaction share certificates electronically.
Swaprop said it would maintain its existing dividend distribution policy of paying dividends twice a year, comprising an interim dividend as at December 31 and a final dividend as at June 30.
The notice further states that the ERS REIT Dividend Distribution Tax Status will take effect with the dividend distribution for the period ending December 31, 2026.

The notice was issued by order of the Swaprop Board and signed by Company Secretary Nana Dlamini on August 13, 2026.
The conversion marks a significant corporate restructuring for the ESE-listed property investment company, with shareholders now required to complete the post-transaction administrative requirements before trading can resume.
